If you're looking for affordability, look at Northeast (NE) Bend. This quadrant is home to the largest hospital in Central Oregon, making it an excellent choice for medical professionals. This area has a wide selection of housing options, including condos, apartments, townhomes, and single-family homes. NE Bend also boasts a Costco, providing a one-stop shop for families. But the real gem of this quadrant is the beautiful 159-acre Pine Nursery Park that is centrally located. With picnic shelters, playgrounds, pickleball, disc golf, two dog parks, and lots more, it's the perfect place to enjoy the outdoors with family and friends. The canal trail is a great walking space and adds accessibility to the park. Iconic Pilot Butte is in the NE too; it's visible from a lot of this area and a great place to catch the 4th of July fireworks. You won't find ponderosa trees in NE Bend, but juniper trees are plenty. NE Bend includes the Boyd Acres, Orchard District, and Mountain View neighborhoods.

Northwest (NW) Bend is the perfect place if you're an outdoor enthusiast. With easy access to hiking and mountain biking trails, including the popular Phil's Trail and the Deschutes River Trail is a great asset in this area. But don't worry; there are plenty of other amenities, too, like local shopping, coffee shops, breweries, and restaurants. NW Bend is also home to the popular Drake Park, a must-visit for residents and visitors alike. If convivence and walkability are important to you, this is your place. This quadrant has the highest home values in Bend. The NW area of Bend receives the most precipitation. Neighborhoods in NW Bend include Awbrey Butte, Summit West, River West, and Old Bend.

Southwest (SW) Bend is the place to be if you're looking for a forested retreat with Ponderosa Pines in the high desert area. The Deschutes River runs through most of this quadrant, offering spectacular views and convenient river access. SW Bend is home to the Old Mill District, along the river, with various outdoor activities such as shops, galleries, craft breweries, and restaurant-style dining. The Box Factory is also a significant draw in this area. It's Bend's redeveloped industrial area with boutique shops, wine-tasting rooms, and great dining. Bend's open-air music venue is in the SW, too, a popular summer destination. The area is home to two premier golf course resort communities, Tetherow and Broken Top. As with the NW quadrant, this area typically has higher home values. SW Bend has it all. Neighborhoods in SW Bend include Century West, Southwest Bend, and Southern Crossing.

For those looking for more significant properties and a laid-back community feel, Southeast (SE) Bend is the way to go. SE Bend is known for offering some of the best-remaining acreage and small ranch properties in Central Oregon, many with irrigation rights. This quadrant is mixture of established communities and new developments, that are being added rapidly. This area is seeing the most commercial and retail growth to support the new community expansion, including the new high school. Wonderful Alpenglow Park is in the SE and includes a playground, off-leash dog park, bouldering, trails, and pavilions, focusing on retaining the area's natural beauty. In addition, residents can access the many neighborhood conveniences along the western border of the quadrant near US-97. SE Bend includes the neighborhoods of Larkspur, Old Farm District, and Southeast Bend.
